How a Project Runs

The same five phases regardless of size, because the phase that gets skipped is always the one that causes the dispute.

Site Assessment

We walk the property in person. Large projects are never quoted over the phone, because a photo will not show the access constraints, the structural condition, or what is behind the third door. The assessment is free and carries no obligation.

Written Scope & Fixed Price

You receive a written scope listing exactly what is being removed or demolished, what is being left, how disposal is handled, and the completion date. One fixed number. Anything added later is handled as a written change order, agreed before the work happens.

Mobilization

Crew, equipment, and container capacity are scheduled to the site. Where a project calls for roll-off capacity or machinery beyond our own trailer fleet, that is sourced and priced into the scope up front rather than surfacing as a surprise mid-project.

Execution

We work the sequence in the scope and keep the site controlled: property protected, access maintained, debris contained rather than spread across the lot. On occupied or sensitive properties we work to whatever schedule and level of discretion the client sets.

Closeout & Documentation

Site swept or graded, a final walkthrough with whoever is signing off, and a photo set covering before, during, and after. Disposal records are available for the material removed. That package is what an asset manager, executor, or attorney actually needs on file.

How We Price Large Work

Fixed price, in writing, before anyone lifts anything. Large projects are not billed hourly and are not billed by the load. Both of those shift the risk of a bad estimate onto the client, and on a multi-day project that risk is measured in thousands of dollars.

The number in the scope is the number on the invoice. If the project grows because something was genuinely hidden at assessment, that is a written change order you approve first, not a line item that appears at the end.

We do not publish prices for this work, and any company that does is guessing. A two-day hoarding cleanout and a two-day barn demolition can carry the same labor hours and completely different disposal costs, equipment needs, and risk. The only honest way to price it is to stand on the property and look at it.

What we will commit to at the assessment: a firm number, a firm completion date, and a straight answer about whether your deadline is achievable. If it is not, we will say so then rather than after you have signed.

Galveston County: League City, Dickinson, Texas City, La Marque, Galveston, Santa Fe, Kemah, Bacliff, San Leon, Hitchcock, Friendswood.
Harris County: Clear Lake, Webster, Seabrook, Nassau Bay, Pasadena, Deer Park, La Porte, Pearland, and the greater Houston Bay Area.
Acreage and rural sites outside these limits are quoted case by case. Distance is a line in the scope, not a reason to say no.
