What we do not take on: occupied dwellings, multi-story commercial buildings, and any structure with suspect asbestos-containing material. Those are licensed specialties and we will say so at the assessment rather than take the job and improvise.

What the Price Covers

One number, and this is what is inside it.

  • Pre-demolition assessment of structural condition, access, utilities, and adjacent property at risk.
  • Utility disconnect verification before anything is touched, confirmed in writing with the owner.
  • Controlled takedown worked from outside the structure with equipment, never by sending a crew inside a building that is coming down.
  • Complete debris removal. Every board, panel, and fastener leaves the property. We do not leave a burn pile or a stacked heap for someone else to deal with.
  • Slab and foundation breakout where the scope includes it.
  • Site grading and cleanup so the footprint is level, clear, and usable.
  • Nail and metal sweep across the work area, which matters on any property with livestock, equipment, or vehicle traffic.
  • Disposal at permitted facilities with records available on request.
  • Photo documentation before, during, and at completion.

Your Old Barn May Be Worth Money

Most demolition companies price a barn as pure disposal cost, because to them it is tonnage headed for a landfill and a tipping fee on every ton. That is not what is actually standing there.

Barns built before the 1960s are commonly framed in old-growth longleaf pine and oak, timber that is tight-grained, dense, and simply not commercially available anymore. Add weathered siding, hand-hewn timbers, corrugated tin, and original door track and hardware, and a structure that reads as a liability starts to read as inventory. That material has a real market with reclaimed lumber dealers, furniture makers, and interior designers.

How the credit works. At the assessment we evaluate what is actually recoverable, not what it would be worth in perfect condition. If you want to keep the material, it is yours and we stack it where you want it. If you do not, we can credit its assessed value back against your project price and take it with us.

Either way the credit and the material rights are written into the scope before work starts, so nobody is guessing about who owns the lumber once the roof is off.

This is the reason a barn project from us frequently comes in under a straight demolition bid. Less material going to the landfill means lower disposal cost, and recoverable material offsets part of the labor. That is a genuinely better number for you, not a discount we are absorbing.

Permits, Utilities & Suspect Materials

The three things that turn a straightforward demolition into a serious problem. All three get settled before a date goes on the calendar.

Permitting
Requirements differ between incorporated city limits and unincorporated Galveston or Harris County. We confirm what your specific jurisdiction requires as part of the assessment and tell you what has to be pulled and by whom. We do not assume, and we do not start without it settled.
Utilities
Electrical, gas, water, and any sub-panel or well feed serving the structure must be disconnected at the source and confirmed before demolition. We verify this in writing with the property owner. A live feed into a structure coming down is how people get killed.
Asbestos
Older agricultural and accessory buildings can contain asbestos in transite panels, corrugated siding, and roofing. Texas regulates survey and abatement for certain structures, and requirements depend on how the building is classified and used. If we identify suspect material we stop and tell you. Survey and abatement are performed by licensed abatement contractors, not by us.
Adjacent property
Fence lines, wells, septic fields, power drops, treelines, and neighboring structures are identified at assessment and protected during the takedown. Anything at genuine risk is documented in the scope before work starts.
Site condition
Storm-damaged and partially collapsed structures are assessed for stability separately. A leaning barn does not come down the way a sound one does, and it is priced and sequenced accordingly.

How a Demolition Runs

On-Site Assessment

We walk the structure and the site. Construction type, structural condition, what is inside it, equipment access, utilities, salvage potential, and what sits close enough to be at risk. Free, and it takes about half an hour.

Written Scope & Fixed Price

One number covering demolition, haul-off, disposal, and site clearing, with any salvage credit applied and material rights stated. Permit responsibility and the completion date are in the same document.

Pre-Demolition Checks

Utility disconnects confirmed, permits in hand, protection set on anything adjacent that stays. Nothing gets touched until this is closed out.

Takedown & Haul-Off

Structure comes down in a controlled sequence, worked from outside with equipment. Material is separated as it comes down, salvage set aside, and the rest loaded straight out rather than piled up to be handled twice.

Grade, Sweep & Closeout

Footprint graded level, magnet sweep for nails and metal, final walkthrough with you, and the photo set delivered. The site should look like the structure was never there.

Demolition Questions

What size structures do you demolish?

Barns, pole barns, sheds, carports, detached garages, decks, fences, animal shelters, and concrete slabs. We take on single-story outbuildings and accessory structures. We do not demolish occupied dwellings or multi-story commercial buildings, and we will tell you at the assessment if a structure is outside what we take on.

Is the debris haul-off included in the demolition price?

Yes. The written scope covers taking the structure down, loading and hauling every piece of it, disposal, and leaving the site graded and clear. Demolition and haul-off are one price from one crew, which is the whole point of hiring a company that does both.

What is a salvage credit?

Older barns often contain material worth real money, including old-growth pine and oak beams, weathered siding, hand-hewn timbers, and corrugated tin. Where a structure holds recoverable material and you do not want to keep it, we can credit its value back against your project price. We assess that on site and put the credit in the written scope.

Do you handle demolition permits?

Permit requirements differ between city limits and unincorporated county, so we confirm what your specific jurisdiction requires as part of the assessment and tell you exactly what has to be pulled and by whom before the date is set.

What happens if there is asbestos in the structure?

Asbestos survey and abatement are regulated work performed by licensed abatement contractors, not by us. We will not demolish around suspect material and we will not guess about it.

Do you work rural and acreage sites?

Yes. Acreage work outside our core service area is quoted case by case with travel included as a line in the scope. Barn and outbuilding demolition is rural work by nature, so distance is priced rather than treated as a reason to decline.

How long does a barn demolition take?

Most single-structure projects run one to three working days depending on size, construction type, salvage recovery, and how much concrete is going with it. You get a completion date in the written scope, not a range.
