Nassau Bay went up because the Space Center did, and the town has kept that shape ever since. Water on one side, the parkway on the other, and a lot of people who moved in early and never saw a reason to leave.
That is a lovely way to live and a rough way to keep a garage. When one family holds a house for that long, nothing ever gets a hard reset. The camping gear stays because you might. The second refrigerator stays because it still runs. The boxes from the last move stay because they went straight to the back wall and never came out again. Waterfront and canal homes put the good stuff at the back, behind a gate that was sized for a lawn mower and nothing wider. Half of doing this job well here is figuring out the park before we roll, not after.
So we ask a few boring questions up front. Can we sit in a guest spot for an hour. Is there a service entrance around the side. Does the association want notice before a work truck parks. Is the gate to the back yard wide enough for a sofa, or are we going through the house. It sounds fussy. It is the difference between a clean hour and a wasted morning.
Moving Into Less Space Than You Have Stuff
The classic Nassau Bay call goes something like this. The house is too much now, the townhome or the condo is the right size, and the closing date is real. What does not fit has to go somewhere, and the somewhere has been a moving target for weeks.
We are the somewhere. Old bedroom sets, a dining table nobody has eaten at in years, the ladders and folding chairs and the mobility equipment that piled up along one wall, filing boxes, the exercise bike, the spare mattress. It goes out the door and off the property in one visit, or in two if you would rather sort at a human pace.

Can you get a truck into a Nassau Bay townhome or condo complex?
Almost always, but tell us the layout first and the day goes smoother. Shared drives, a guest spot we are allowed to occupy, a service gate around the back, an elevator that needs padding, an association that wants a heads up about work trucks. None of that is a problem when we hear it before we leave the yard. It is only a problem when we find out standing in your driveway.
We have been in this house since it was new and we are finally downsizing. Where do we start?
One room, then the next. Most Nassau Bay folks start with the garage because it is the least emotional and it opens up staging space for everything else. You decide what stays, we take what does not, and we come back for a second load if the sorting takes longer than expected. There is no pressure from us to fill a trailer.
Do you work the canal and waterfront lots?
Yes. Those lots usually mean the pile is at the back of the property and the only way to it is a side yard, a gate, or a set of steps. That is normal for us. We carry it out by hand and we watch the landscaping and the bulkhead on the way through. Just let us know how wide the gate is so we do not have to disassemble something on the spot.
Can you take a hot tub or exercise equipment out of an upstairs room?
Stairs are part of the job and we are used to them. Send a photo of the piece and the stairwell before we schedule so we bring the right hands and the right straps. Hot tubs, treadmills, rowers, and heavy cabinets all come out. We are fully insured, so if a wall or a rail is tight we will say so rather than force it.
