What We Do and Do Not Take On

- Severely packed and cluttered properties. Floor-to-ceiling accumulation, goat trails between rooms, decades of storage, blocked exits, and full structural loads of contents. Volume is not a problem. We staff and schedule for it.
- We refer out
- Human or animal waste, sharps in volume, blood, and heavy active mold. That is licensed biohazard remediation, with different training, equipment, and insurance. We will tell you plainly what we are looking at and point you to a licensed firm. Once the property is remediated we can handle the removal side.
- Authorization
- We need authorization from whoever holds legal authority over the property, whether that is the owner, an executor, a power of attorney, a landlord, or an agency. We confirm this before scheduling, which protects you as much as it protects us.
- Occupied properties
- Where someone is still living in the home, the pace and the sequence are set by them. We do not force a cleanout. Rushing an occupied hoarding property is how the project collapses halfway through and the family ends up worse off.

We walk the property with you, or with whoever you designate. No photos are taken without permission, nothing is discussed outside the job, and the visit is free. If you would rather meet somewhere else first and walk it later, that is fine too.

We build the keep list together, agree the sequence of rooms, and issue one fixed price with a completion date. You know the number and the finish date before anything moves.
Scheduling for Privacy
Start time, truck staging, and container placement are set to draw as little attention as the property allows. If you want it done before the street wakes up, we start before the street wakes up.

How long does a hoarding cleanout take?
A severely packed single-family home is typically three to five working days, not an afternoon. We staff it accordingly and you get a completion date in the written scope rather than an open-ended estimate.
Do you handle biohazard conditions?
No. Human or animal waste, needles and sharps in volume, blood, and heavy active mold are licensed biohazard remediation work with different training and different insurance. We assess honestly, tell you plainly what we are looking at, and point you to a licensed remediation firm. Once a property is cleared for occupancy we can handle the removal side.
Can a landlord, family member, or agency book the cleanout?
Yes. We regularly work for adult children, property managers, landlords, estate representatives, code enforcement, and social service case workers. We need authorization from whoever has legal authority over the property, and we will confirm that before scheduling.
Do we have to be there while you work?
No, as long as the keep list is agreed and we have access. Plenty of clients cannot be in the house while it happens, and out-of-state family members often hand the whole thing to us and follow along through the daily photo updates.
