Broom Clean by a Date That Does Not Move

Almost every commercial lease requires the space handed back broom clean and free of the tenant's property by a specific date. Miss it and the consequence is real money: holdover rent, a deduction against the security deposit, or a landlord charging their own contractor's rate back to you.

That is what makes a business closure different from a normal cleanout. The volume is manageable. The date is not. Everything about how we scope and staff this work is built around hitting a fixed handover date, and if we do not think your date is achievable we will say so at the walkthrough rather than after you have committed.

What Commercial Work Actually Requires

The reasons a residential junk crew struggles in an occupied commercial building.

Certificate of insurance
Nearly every commercial landlord requires a COI on file before a vendor is allowed on site, frequently with the building owner and management company named as additional insureds. Tell us who it goes to and it is handled before the work date, not on the morning of.
Access coordination
Loading dock windows, freight elevator reservations, badge or escort requirements, and after-hours building access are arranged with management in advance. Showing up to a locked dock burns a day nobody has.
Off-hours scheduling
Evening, overnight, and weekend work for occupied buildings, shared retail centers, and medical suites where a daytime clear-out is not workable for neighboring tenants.
Property protection
Corner guards, floor protection, and elevator pads through common areas. Damage to a common corridor is charged back to the tenant, so protecting it is protecting your deposit.
Documentation
Photo record of the space at completion plus disposal records. That set is what settles a deposit dispute when a landlord claims the space was not returned clean.
Regulated items
Refrigerant-bearing equipment is handled to code. Medical sharps, pharmaceuticals, and regulated chemical waste are not something we remove, and those require a licensed disposal vendor before we clear the rest.

Your Equipment May Cut the Bill

A closing restaurant is not just a disposal problem. Walk-in coolers, hood systems, ranges, refrigeration, and stainless prep equipment hold genuine resale value, and the same is true of late-model office furniture, pallet racking, and retail fixtures in good condition.

How it works. At the walkthrough we identify what is actually recoverable in its current condition. If you want to sell it yourself, keep it, or hand it to an auction house, do that and we will scope around whatever is left. If you would rather not deal with it, we can credit the assessed value back against your project price and take it out with everything else.

Either way, the credit and the material rights are written into the scope before work begins.

Most closures are already a financially painful moment. If part of what is being thrown away can reduce what you owe to have it removed, it is worth ten minutes at the walkthrough to find out.

Can you clear a space before a lease expiration date?

That is most of this work. Commercial leases typically require the space returned broom clean and free of the tenant's property by a fixed date, with holdover rent or a deduction from the deposit if it is not. Do you provide a certificate of insurance to building management?

Can you work after hours so we do not disturb other tenants?

Yes. Evening, overnight, and weekend scheduling is available for occupied buildings, shared retail centers, and medical or professional suites where daytime removal is not workable. We coordinate freight elevator and loading dock access with building management in advance.

Does equipment with resale value reduce our cost?

It can. Commercial kitchen equipment, walk-in coolers, hood systems, retail fixtures, and late-model office furniture often carry real resale value. Where equipment is recoverable and you do not want to keep or sell it yourself, we can credit its assessed value back against the project price and take it with us.

Can you handle a bankruptcy or receivership cleanout?

Yes, working from whatever authorization the trustee, receiver, or landlord provides. Those projects usually carry a hard deadline and a documentation requirement, and we provide the photo record and disposal documentation the file needs.

Do you remove built-in fixtures and do strip-out work?

Yes. Bar builds, banquettes, casework, partition walls, flooring, and anchored racking can be cut out and removed as part of the scope. Where the work touches structure, electrical, or plumbing, that portion goes to the appropriate licensed trade and we coordinate around it.
